Personal advice for buying and selling exceptional homes. Local knowledge, international connections and access to properties offered privately.
I’m Isabella Janoschka, an independent luxury real estate advisor based in Mallorca. I work with individuals, families and family offices looking to buy, sell or invest on the island.
I handle each search and sale personally, from our first conversation through to completion. Working with a small number of clients allows me to understand how you want to live, what matters to you and where I can make a difference.
My background combines a degree in International Business Management, running my own digital marketing agency and four years in luxury real estate in Marbella. My work in Mallorca draws on this experience and my network of owners, developers, architects and lawyers across the island.
Having lived in Europe and the United States, I am comfortable working across cultures. We can speak in English, German, French or Spanish.
We begin with a private conversation about your priorities. For a buyer, that means the home, location and way of life you have in mind. For a seller, it means your property, timing and expectations.
For buyers, I identify relevant properties through both public listings and my network. For sellers, I develop a marketing approach around the property and the people most likely to appreciate it, with the level of privacy you prefer.
I coordinate the process from viewings and negotiations to the work of your legal and technical advisors and completion. You have one point of contact throughout.

Villas, established gardens and views towards Palma define the appeal of Son Vida. It is an area to consider when you want space and privacy close to the city.

Coastal homes, established residential streets and proximity to Puerto Portals make this part of southwest Mallorca a natural starting point for many searches. I look closely at the differences between individual streets and properties.

Historic palacios, restored townhouses and apartments with rooftop terraces offer different ways to live in the city. Light, outdoor space and practical access are particularly important here.

Hillside villas and homes overlooking the harbour or sea are central to the appeal of Port d’Andratx. Orientation, access and privacy help distinguish one property from another.

Santa Ponsa offers villas and family homes with gardens and space for outdoor living. The right choice depends on the particular neighbourhood and how you plan to use the home.

Fincas and country houses offer space, landscape and a quieter setting. Access, the condition of the buildings and the upkeep of the land deserve as much attention as the views.

Village homes and country estates make the southeast an interesting choice for buyers drawn to rural Mallorca. I help narrow the search around your preferred balance of privacy, land and proximity to everyday life.

Mallorca offers very different ways of living, from a historic home in Palma to a coastal villa or a finca in the countryside. Finding the right property begins with understanding which setting suits your everyday life.
I help you look beyond the photographs and consider the details that shape a home: light, privacy, access, the surrounding area and how it feels throughout the year.
