Santanyí & Campos: Property and Area Guide

The southeast of Mallorca appeals to buyers looking for village life, country houses and some of the island’s best-known coves and beaches, all within an hour’s drive of Palma.

I help buyers narrow the search here around the right balance of privacy, land and proximity to everyday life, and compare individual homes with those priorities in mind.

Villages, coves and everyday life

Santanyí is a village built in golden local stone, with a market on Wednesday and Saturday mornings and restaurants and galleries around its centre. Coves such as Caló des Moro, Cala Llombards and Cala s’Almunia, and the Mondragó Natural Park, are close by.

Campos lies inland to the west, near Es Trenc, one of Mallorca’s best-known sandy beaches, and the salt flats of the Salobrar de Campos. Between the villages, the countryside is made up of fincas, farmland and quiet country roads.

Choosing your setting in the southeast

A village house or a finca?

A house in Santanyí or Campos puts shops, cafés and the market within walking distance. A finca in the countryside offers more privacy and land, but also more upkeep and more driving. Decide which way of living you want before comparing individual properties.

Near the coast or inland?

Being close to the coves is appealing, but the best-known beaches can be busy in summer. Inland, you gain quiet and space, often with a short drive to the sea. Try the journeys you would make most often, at the time of year you expect to be here.

Land, licences and access

For country properties, the land itself deserves close attention: its classification, what can be built or extended, the water supply and the condition of the access road. Your legal and technical advisors should check these points for each property.

What matters when comparing homes

I would begin with the setting of the house within its land, the outdoor spaces you would use every day and the privacy around the pool. Then I would look at orientation, the condition of the buildings and the upkeep the garden and land will need.

A completed villa or a project?

A completed home lets you assess the finished spaces directly. With a project, the drawings, specification, programme and supporting documentation need careful attention with the appropriate advisors.

I can help you frame the comparison around your timing and the amount of involvement you want. I do not assume that a new build, a renovation or a finished home will be right for every buyer.

A few places to know nearby

Santanyí market

The market on Wednesday and Saturday mornings fills the centre of Santanyí. It is a good way to experience the village before deciding whether you want it within walking distance or prefer to visit from a house in the countryside.

Mondragó Natural Park

The protected park near Santanyí combines coves, pine woods and walking paths. If nature and the sea are part of your daily routine, include it when you compare locations.

Es Trenc

The long sandy beach of Es Trenc lies south of Campos, next to the salt flats of the Salobrar de Campos. It is a useful reference point when comparing homes around Campos, Ses Salines and the south coast.

A country project to explore in Campos

Casa Campos, near Mallorca Polo Club, brings together a main house, a separate guesthouse and a pool on a plot of more than two hectares. It is currently under construction, and the images show architectural renderings. View the full property page for details.

Schools to consider from the southeast

Most international schools in Mallorca are in Palma and the southwest, so for a main family home in the southeast, the school run is an important part of the search. Test the journey from each property at the time you would normally travel, and confirm programmes, admissions and available places directly with the schools.

Questions buyers ask about Santanyí and Campos

Can I live here all year?

Yes. Santanyí and Campos are working villages with services through the winter. Some coastal areas are much quieter out of season, so I would consider the winter feel of the specific location, heating and the drive to Palma.

How far is it to Palma and the airport?

From most of the area, Palma and the airport are under an hour by car, with Campos closer than Santanyí. We can check the exact journey from each property as part of a viewing.

Can you help with properties that are not advertised?

Yes. Alongside publicly listed homes, I can explore suitable opportunities through private conversations with owners and local contacts. Availability depends on your brief and the owners’ wishes.
