Port d’Andratx is one of the places buyers most often have in mind when they think of southwest Mallorca: a natural harbour, hillside villas and views over the water, around half an hour’s drive from Palma.
I help buyers look beyond the reputation of the area and compare individual homes on what matters day to day: the view, the access, the privacy and how the house fits the way you plan to use it.
Life in Port d’Andratx centres on the harbour. The promenade has restaurants, cafés and shops, and the Club de Vela Port d’Andratx is at the heart of the sailing community. Many homes sit on the hillsides around the bay, so the view and the drive down to the port become part of everyday life.
The small coves nearby, including Cala Llamp, Cala Moragues and Cala d’Egos, are rocky rather than sandy. For a sandy beach and golf, Camp de Mar and Golf de Andratx are a short drive away. Andratx town, a few kilometres inland, has everyday services, and Palma and the airport are reached via the motorway.
Homes near the harbour put restaurants and the marina within reach on foot. Higher up, plots tend to offer wider views and more privacy, but the roads can be steep and narrow. Drive the route at different times of day before deciding which suits you.
Port d’Andratx covers several distinct settings. Cala Llamp, La Mola and the hillsides above the harbour differ in orientation, evening light and how quickly you reach the port. When a listing simply says Port d’Andratx, establish exactly where the house is and which way it faces.
Many buyers come here for the view. Consider when each terrace gets the sun, how the house is sheltered from the wind and whether neighbouring plots could change the outlook. A view across the harbour and a view of the open sea are different experiences.
On steep plots, I would look closely at access: the drive, parking, the number of steps between the car and the front door, and how deliveries and guests reach the house. Then at the usable outdoor space, the pool area and the privacy from neighbouring terraces.
A completed home lets you assess the finished spaces directly. With a project, the drawings, specification, programme and supporting documentation need careful attention with the appropriate advisors.
I can help you frame the comparison around your timing and the amount of involvement you want. I do not assume that a new build, a renovation or a finished home will be right for every buyer.
Spend an evening on the promenade when you are viewing homes. It is the easiest way to judge whether you want the harbour within walking distance or prefer a quieter setting a short drive away.
Camp de Mar, a few minutes away by car, has a sandy beach and the Golf de Andratx course. If golf or a sandy beach is part of your routine, include the journey there when comparing houses.
Further west, the village of Sant Elm faces the island of Sa Dragonera, a natural park. It is a good reference point if you enjoy walking, the sea and a quieter pace.

Families in Port d’Andratx usually look at international schools in the wider southwest, such as Baleares International College in Sa Porrassa (Calvià) and Agora Portals International School in Portals Nous. Both are a drive away, so test the morning school run from each home you consider. Confirm programmes, year groups and available places directly with the schools.
Many restaurants and shops on the harbour stay open beyond the summer, and Palma is within reach for everything else. I would still consider the winter atmosphere of the specific street, heating and the drive to Palma alongside the features that first attract you to a house.
Many do, but the view depends on elevation, orientation and neighbouring buildings. Some homes look over the harbour, others towards the open sea or the coves. We can focus the search on the outlook that matters to you.
Yes. Alongside publicly listed homes, I can explore suitable opportunities through private conversations with owners and local contacts. Availability depends on your brief and the owners’ wishes.
Tell me about the home you have in mind, including the features you would not compromise on. I can then consider relevant public offerings and properties available through private conversations.
