Son Vida is an area to consider when you want a villa with space and privacy close to Palma. Views, established gardens and different architectural styles can make individual houses appealing for quite different reasons.
My role is to help you look beyond the name of the area and decide which home supports the way you want to live.

Son Vida lies in the hills west of Palma, with villas set among gardens and mature greenery. The nearby Son Vida, Son Muntaner and Son Quint golf courses are part of Arabella Golf Mallorca.
I had been visiting Son Vida for around ten years before moving to Mallorca, including stays at Castillo Hotel Son Vida. I love its greenery and relaxed resort feeling, with golf and tennis part of its appeal. It feels removed from the city while keeping Palma close.
Some buyers prefer an open view towards Palma; others want a home surrounded by greenery. Think about the outlook from the rooms where you spend most of your time.
For a main home, try the route to Palma and any school or workplace you expect to visit regularly. Check the journey from the actual house at the time you would normally leave. For a second home, parking, access with luggage and someone to look after the garden may matter more.
The hotel is a useful place to get a feel for the setting above Palma. Es Balcó de Son Vida serves Mediterranean food, and Bar Armas is an option for a drink with a view. Check directly with the hotel when planning a visit.
Son Vida, Son Muntaner and Son Quint offer three different 18-hole courses. If golf is part of your routine, compare the journey to your preferred clubhouse as well as the view from the house. The restaurants at the golf clubs give you another reason to spend time in the area before deciding.
The shape and slope of a plot influence more than the view. They affect the approach to the house, the connection to the garden and the amount of outdoor space that is easy to use.
Orientation and surrounding buildings affect natural light and privacy. I would look at how the house feels from its main rooms and terraces, and at how easily you move between everyday spaces.
A lift, the position of guest rooms, parking and access for deliveries can become important once a house is in regular use. The right priorities depend on your household and whether Mallorca will be a main home or somewhere you visit.
Architecture, condition, the usable garden and the quality of the work all deserve attention alongside the asking price. Your legal and technical advisors should examine the documents and checks appropriate to the property.
I can help you define the search and identify relevant homes from public offerings and private contacts.
If you are moving to Son Vida with children, include the school run in your property search. Green Valley School is on Camí de la Vileta in Palma. Visit the school and try the journey from each home at the time you would normally travel. Confirm the year group, teaching language, admissions requirements and availability directly with the school before making your plans.
Views vary with the plot, elevation and surrounding trees. Some homes look towards Palma and the bay, while others overlook gardens or golf. We can focus the search on the outlook that matters to you.
It can suit buyers looking for space near Palma. I would consider winter light, heating, garden upkeep and your everyday journeys alongside the features that first attract you to a house.
Share your preferred setting, budget and timing. I can help you compare suitable villas, including opportunities offered privately.
