Mallorca’s villa areas differ more than the map suggests. A hillside above Palma, a short walk to the beach in Bendinat or a harbour view in Port d’Andratx each lead to a very different daily life.
This guide compares the main areas I advise on, what each does well and what to check before you buy.
Son Vida lies in the hills west of Palma, with villas set among mature gardens and three golf courses nearby. It suits buyers who want generous plots and privacy within a short drive of the city. Views range from wide panoramas over Palma to homes surrounded by greenery, so the orientation of each house matters.
Worth checking: the slope of the plot, the drive to schools or the airport at your usual times, and garden care while you are away.
Between Palma and Portals Nous, Bendinat combines a calm residential feel with the beach, Puerto Portals and the Real Golf de Bendinat close by. In parts of Old Bendinat, the beach and cafés are within walking distance, and there is an international school in Portals Nous.
Towards Palma, neighbouring Cas Català offers sea-view villas on the slopes above small coves, only a short drive from the city.
Worth checking: the actual walking route from each house, the sea view from the rooms you use most, and privacy around the pool.
Port d’Andratx is built around a natural harbour, about half an hour from Palma. Many villas sit on the hillsides above the bay, which brings views and privacy, but also steep, narrow access roads.
Worth checking: access, parking and the steps to the front door, sun on the terraces at different times of day, and whether you want the harbour within walking distance.
A few minutes from Port d’Andratx, Camp de Mar has a sandy beach and the Golf de Andratx course. It appeals to buyers who want the beach and golf within walking distance in a smaller, quieter setting.
Santa Ponsa, around twenty minutes from Palma, offers villas and family homes around a sheltered bay, with a marina and golf. Shops and services are open all year, and international schools in the southwest are within reach, which makes it a popular choice for a main residence.
Worth checking: how lively the beach area is in summer, whether a golf-side house really overlooks the course, and the morning school run.
Around villages such as Santa Maria del Camí and Montuïri, fincas offer land, privacy and a quieter pace, often within about half an hour of Palma and the airport. The plot classification, access and upkeep of the grounds deserve as much attention as the house itself.
The southeast combines lively villages, country homes and some of the island’s best-known coves and beaches, such as Es Trenc. Most homes are within an hour of Palma. It suits buyers who value country life and the coast more than being close to the city.
If you prefer city life to a villa, Palma Old Town offers restored townhouses and apartments with roof terraces, within walking distance of restaurants, culture and the seafront.
I advise buyers across these areas and can help you compare homes on the public market and through private contacts. Tell me how you would like to live, and we will start with a focused shortlist.
